  • Homes with rooms more than 3°C colder than the thermostat reading in winter.
  • Pre-2000 properties where insulation upgrades have been partial or piecemeal.
  • Households planning a refurbishment in the next two years; sequencing matters.
  • Anyone with a thermostat that fights the house rather than working with it.

Not intended for

  • New-build homes within their two-year defects period; pursue the developer first.
  • Holiday lets or second homes where thermal mass and slow recovery are acceptable.

Why this comes first

An EPC is a planning tool, not a survey. A 90-minute thermal imaging walk in February reveals cold bridges, missing loft insulation and uninsulated bays in a way no model does. The findings reshape every later decision.

Set per-room TRVs and a properly scheduled thermostat before adding zones or smart kit.

Why this comes first

Most UK homes still run on a single thermostat and unbalanced radiators. Calibrating TRVs and setting an evening setback typically saves 8–12% of heating energy with no hardware spend; smart controls add a further 5% on top of that, not instead of it.

Sequence the deeper fabric measures around the next planned redecoration or extension.

Why this comes first

Internal wall insulation costs the same in plaster and dust whether you do it during a re-decoration or in isolation; doing it standalone doubles the disruption for the same outcome. Tying fabric work to existing plans halves the perceived cost.

How we'd approach this

Comfort is a fabric problem most people try to solve with kit.

Cold rooms, draughts and uneven temperatures are almost always the building telling you what it needs; we would read the building first. A thermal camera scan in February or a thirty-minute draught audit with a stick of incense will direct the next £5,000 better than any product comparison.

Within the fabric, the order matters: loft first, draughts second, walls third, windows last. Each step shrinks the brief for the next and reduces the chance of a six-figure window replacement that delivers a one-degree comfort gain.

We would only specify mechanical comfort kit (heat pumps, AC, MVHR) once the envelope is on the way to EPC C; otherwise the kit is compensating for the house, runs at lower efficiency for its whole life and never feels quite right.
